Move Out Information
Please review the following reminders prior to move-out.
If you will be subleasing, please review our online summer sublease instructions at https://apartments.jsmliving.com/subleasing. Also, be sure to coordinate with your sublessee(s): the transfer of all keys and garage remotes, the transfer of utilities, ensuring there is no gap in electric service, and the scheduling of an apartment inspection with one member of the original tenants and one of the sublessees.
For those whose leases expire in July or August, 2018, some of you may be considering moving out completely after the end of the Spring 2018 Semester and not subleasing your apartment for the summer. If you are interested in receiving your security deposit early, please have all roommates pay the remaining rent (May, June, and July) by the time you submit all keys to our office. Once all apartment keys are returned and all remaining apartment rent is paid, JSM will begin the process of inspecting your apartment and refunding your security deposit. To maximize your refund amount, please review all instructions and complete the following upon vacating your apartment.
307 E. Armory, 401 E. Chalmers, 700 S. Gregory, 701 S. Gregory, 707 S. Broadway, Apt. #50 (the studio) at 1103 S. Euclid, and individual bedroom leases residents must NOT call the power company to shut off service NOT shut off any circuit breakers. All power accounts for these units are in JSM’s name.
For all other residents, please leave the electricity on until one week after you submit all of your keys AND pay all of your rent. This will allow for the apartment to be inspected properly. Residents will contact Ameren IP at 1-800-755-5000 or at https://www.ameren.com/illinois/csc/start-stop-transfer to schedule power shut off. Residents are required to maintain electricity services in their names until their lease obligations have been fulfilled. Should you shut off service early, JSM will be billed for your apartment’s electric account and those charges alon with a $25 administrative fee will be placed on your apartment account.
Ameren IP will instruct customers to ask landlords to turn off the main breaker for your apartment. Instead, you should turnoff all of the circuit breakers in your circuit breaker box, located in each apartment – this will have the same effect as turning off the main breaker. Be sure to empty, clean, and prop open refrigerator and freezer doors to prevent mold growth. Failure to turn off all of your circuit breakers before vacating may result in Ameren IP not turning off your power and your account will remain active.
If you are paying your water bill directly to Illinois American Water, please contact them at 1-800-422-2782 or https://wss.amwater.com/selfservice-web/login.do to schedule turn off. These buildings are: 1001 W. Clark, 102 E. Gregory, 1103 S. Euclid, 201 S. Wright, 206 S. Sixth, 207 S. Fourth, 301 S. Water, 303 S. Wright, 304 E. Clark, 306 E. Clark, 308 E. Armory, 405 E. White, 406 E. Clark, 507 E. White, 508 E. Stoughton, 510 E. Green, 510 E. Stoughton, 511 E. White, 512 E. Stoughton, 602 S. Lincoln, 604 E. Clark, 807 W. California, 808 W. Oregon, 809 W. California. Please keep the water on until one week after you submit all of your keys and pay all of you rent.
If you have cable service, please contact your cable provider, Comcast, at 1-800-934-6489 to disconnect service to your apartment.
If you have a land-line telephone or internet service, please contact your providers to schedule your disconnection.
SMART TV AND/OR SMART DEVICES
If your apartment is equipped with smart TVs or other smart devices, be sure to log out and remove your personal data. JSM will not be responsible for unauthorized use of your accounts if not removed from JSM devices.
UPDATE YOUR ADDRESS
Please update the U.S. Postal Service with your new mailing address at https://moversguide.usps.com/icoa/home/icoa-main-flow.do?execution=e1s1&_flowId=icoa-main-flow. Be sure to also update anyone who sends you mail or packages with your new address.
If you have a new forwarding address for your security deposit refund, please complete and submit a Security Deposit Return Address Change Form which can be picked up from our office or printed from our website, https://apartments.jsmliving.com/uploads/files/Security%20Deposit%20Address%20Change%20Form.pdf. Insert the form with your apartment keys into the Key Return Envelope (as described below).
KEY, FOB, AND REMOTE RETURNS
Please obtain a Key Return Envelope(s) from our office. Place all apartment keys and fobs inside one envelope, and place garage remotes (one per envelope) inside another envelope. Label each envelope with either the apartment address and unit number, or with the garage address and parking space number. Return the envelope(s) to our office at 505 S. Fifth Street. Keys being returned after normal office hours should be sealed inside the provided envelopes and then placed in the locked drop boxes adjacent to our office doors. DO NOT place keys without a labeled envelope inside the boxes.
DO NOT return keys, fobs, and remotes by mail. If, for any reason, we do not receive all of the keys in our office by the expiration of the lease, locks will be changed and charges will be applied to your account. Keys returned after the lease expiration date and time will result in a lock change charge. The current costs for lock changes are $75 for a front door lock, $30 for a mailbox lock, and $35 for each electronic entrance fob.
CLEANING YOUR APARTMENT
Clean the entire apartment and patio thoroughly – including all appliances, cupboards, floors, bathrooms, ceiling fans, baseboards, windows, and glass patio doors. Vacuum the carpet, remove all trash, wipe away any cobwebs, and dust thoroughly. Costs to clean the apartment, remove trash, and repair damages will be charged against your security deposit.
Before turning off all of your apartment breakers or switching off power to your refrigerator, please remove all items and clean thoroughly. Leave the refrigerator and freezer doors open to prevent mold growth, saving you cleaning or replacement charges.
Please have your account paid in full. Late charges apply to all outstanding balances.
